9 Ways to Build a Business Off of Vacant Land

We all have our dreams.


Whether it’s to start a business, buy a farm, make something or have fun, there are many ways to make you dream come true.

And sometimes, a parcel of vacant land can get you there.

Below are a few ways that land can be put to use.
 
 

1. Sell It


Do you need funding to start your business?

Take a look at the local comps and, if you think you can make a profit, sell your land.

You may even want to look into the land investing business if you want a long-term source of capital.

2. Create a Fishing Pond

Do you love to fish?

With a parcel of vacant land, you can build your own pond for weekend getaways.

You can also charge a daily rate to local fishing afficionados to help fund your project.

3. Create a Hiking Club

Do you love to get outdoors?

If you buy a nice secluded parcel of substantial size, you can make your own sanctuary.

Set up some trails and get the word out.

You could also charge a small maintenance fee to other local nature-lovers.

4. Offer ATV or Snowmobiling Tours

Do you love the thrill of off-roading?

Instead of creating hiking trails, you can build ATV or snowmobiling trails.

Rent or buy a few vehicles and you can charge others for their use as well as offer tours of your property.

5. Lease to a Solar Company

Not sure if selling your land is worth it?

If it’s a desert parcel or one that gets a lot of sun, you can lease your land to a solar company.

In many parts of the US, this can be very profitable.

6. Set Up an Airbnb Business
Always dreamed of owning a Bed and Breakfast?

Or just looking for a monthly income stream?

You can build a vacation rental or cabin and rent out the property on Airbnb.

For a less time intensive process, you can just rent out the land to campers.

7. Grow Crops

Of course, one of the oldest uses of land is farming.

If you love working with the earth, you can grow crops and sell them at local markets.

This doesn’t have to be an intensive business, but it can be very satisfying.

8. Set Up a Photoshoot

Do you love taking photos?

A rustic parcel of land is the perfect space for a photoshoot.

You can also charge other photographers for the right to use your land for their shoots.

9. Sell with Owner Financing

And finally, back to #1 - you can sell your land.

However, a cash sale isn’t the only option.

You can also sell with owner financing.

This way, you get a steady monthly income for a number of years.

Just make sure you are able to find affordable land!

This Isn’t All

But this isn’t even the tip of the iceberg.

There are a number of ways to use vacant land to achieve your dreams or fuel your hobbies.

Just be sure you follow all local zoning and building regulations before making any changes to your land.
